An immaculate country house for £4.35million

An exceptional country house enjoying a wonderful position overlooking its spacious lawns that extend to the banks of the River Tay, is now for sale.

Lying on the north bank of the River Tay in a private yet highly accessible location on the southern fringe of the Scottish Highlands, Stenton is the consummate 21st century country house that has been developed and enhanced by the current owners to a superb standard.

Presented by Rettie & Co, the house is built of dressed stone, under a predominantly slated roof, and has been comprehensively refurbished by the current owners with great flair and imagination, and now represents a comfortable, stylish and elegant family home of exceptional quality.

The spacious Clive Christian kitchen with its garden room form the family quarters, and from the principal hall there is an impressive suite of reception rooms for entertaining.

There is a private principal bedroom suite, with a dressing room and well-appointed bathroom, leading from the master bedroom. A further six bedrooms, four of which with en-suite bathrooms and a separate family bathroom complete the first and second floor accommodation.

The house sits amidst the backdrop of stunning scenery with many south facing vantage points offering views across the River Tay to the parkland surrounding Murthly Castle and the Chapel of St Anthony The Eremite.

The gardens and grounds have been carefully designed and laid out to give privacy and a magnificent setting for Stenton House. On the south side of the house parterres lie on either side of ornate stone steps with box hedges, paved paths and manicured flower beds. Impressive lawns sweep from the terrace by the house down to a beech hedge that leads to the river bank and an attractive barbecue area with stunning views over the river.

To the east of the house, the drive is flanked by immaculate lawns and impressive topiarised cypress trees. A children’s play area and a recently resurfaced tennis court sit at the far end of the garden protected by a beech hedge.

Having been subject to a fully comprehensive programme of renovations and improvements, the unrivalled condition of the house, gardens and grounds reveals the intricate attention to detail that the current owners have applied over the last eight years.

Accessed directly from the garden are 1/2 mile of single (left) bank salmon fishings on the River Tay with a 3-year average of 80 salmon/grilse per annum.

Stenton is one of the most picturesque beats on the River Tay with eight named pools offering the fly fisherman fantastic sport the whole length of the beat. Accessed either on foot from the gardens of Stenton House or alternatively via a vehicular track leading from the public road to the river bank, the Stenton beat extends to about half a mile of single (left) bank ownership.

Traditionally fished with three rods from the bank and by boat, there is a reciprocal arrangement with the owner of the Murthly 2 beat on the south bank that provides exclusive double bank fishing of the Stenton beat for both owners for three out of six fishing days each week during the season.

These beats fish well throughout the season. Many spring salmon seem to make their first stop in the Murthly and Stenton area and so a fresh springer can always be expected.

Then in the summer the grilse fishing can be first rate. There is often a good head of fresh grilse and conditions can be perfect for fly fishing. Given a lift in the water levels, big catches of fish can then be made in the autumn.

In addition, to the west of the house there is an attractive former stone mill building with planning permission and listed building consent to convert and restore as a two bedroom dwelling.

The agents will consider offers over £4.35million.
