Why renovation can make the traditional seem new

This ethos was exhibited during a recent project which involved a full renovation of a top floor flat in a listed nine-bay classical tenement in Edinburgh’s prestigious India Street.

The client had recently purchased the property and had provided a design brief to fully remodel the tired flat to create a stylish living space that would work for a young family whilst retaining its Georgian charm and character.
Expertly designed by Edinburgh’s award-winning architect David Blaikie, the BANN team worked closely with the client and the designers team to execute the brief.

Initial works involved a structural redesign: moving a number of internal walls to create a more open-plan layout suitable for 21st century living.

Works undertaken were conducted within the strict constraints of building and conservation regulations to preserve the building’s historical importance. Wherever possible the original cornicing, windows and shutters were sympathetically restored and all of the new features added, such as new cornicing, radiators, ironmongery, skirtings and architraves, in keeping with the Georgian style.

Dark flooring with extra long boards was used throughout to accentuate the grandeur of the property.

In the entrance an effective lighting solution was introduced by a new skylight window.

Up-lighters were also fitted which were cleverly concealed by a period-style egg and dart cornice.

Part of the structural redesign was to create an open-plan living and kitchen area. A set of custom-built book shelves illuminated with LED lighting was used to separate the two areas whilst creating a cohesive flow.

A contemporary white and grey kitchen from Kitchens International was fitted and the living room was restored to its former glory with original cornicing and a new decorative ceiling rose and a stunning chandelier. A period style fireplace from Stonecraft completed the look.

A luxurious and relaxing family bathroom was also created.

Originally the room was dark and cramped which created a design challenge. To address this challenge clever lighting and space saving solutions were used. A skylight was fitted to allow natural daylight into the room which helped to give the illusion of more space.

The bathroom did not allow for a bath and separate shower cabinet so a wet room was created and a luxurious bespoke Corian bathtub was sourced. As a further space saving solution a pocket door was installed. Large format grey natural stone tiles and underfloor heating completed the overall look and feel.

Just off the living room a cosy, informal snug was created with bespoke cupboards built to be in keeping with the other woodwork paneling and moldings featured in the property. A small study was also created.

A state-of-the-art NEST central heating system for room by room control was installed and a Sonos home sound system was fitted throughout.

A stylish palette of greys from Farrow & Ball was used to give a classy finish to this fantastic property. To complete the look the client’s interior design consisted of carefully chosen patterns, fabrics,
furniture and fixtures.
